Hope Lodge
Believed to partly date from around 1650, Hope Lodge is an attractive wisteria-clad, Cotswold stone property which over the years has been extended and renovated to create a lovely country home set within a delightful garden in the quintessential Cotswold village of Wyck Rissington.

Internally, the beautifully presented accommodation is arranged over three floors retaining many period features throughout including exposed beams and stone mullion windows. The solid oak front door opens onto a welcoming entrance hallway with limestone floor. Leading off from the hall is the elegant and stylish drawing room with stone fire surround and hearth which is fitted with a wood burning stove. French doors open out onto a terrace area and the herbaceous flower beds. At the heart of the house is the homely and well-appointed kitchen/breakfast room with painted cabinets, wooden worktops and an oil fired cream Aga. The butler sink sits underneath the kitchen window with stunning views out to the front. Off the kitchen is the impressive dining room with its inglenook fireplace with exposed beam, stone hearth and wood burning stove. A window seat sits comfortably beneath the window looking out to the side of the house. Off the dining room there is also a study/snug overlooking the garden. Of particular note is the adjoining David Salisbury wooden conservatory with tiled floor and underfloor heating. Double doors open out onto the pretty courtyard and gardens with its well stocked herbaceous borders. There is a separate utility room, downstairs cloakroom.

On the first floor with windows overlooking the front of the property and with stunning far reaching views beyond is the impressive master bedroom with ample fitted wardrobes and an adjacent en-suite bathroom with large bath, separate shower and twin wash hand basins. There is a stylish and good size second double bedroom with double fitted wardrobes and a large en-suite bathroom room. Further stairs lead up to the top floor landing with exposed beams where another charming double bedroom with views over the back garden and beyond can be found, plus another single bedroom and a separate family bathroom. There is ample storage space throughout the house.

Outside, Hope Lodge is approached via a driveway with common land to either side. A 5-bar gate opens onto a gravelled driveway with a large garage and log store and with parking for several cars. The mature and beautifully landscaped gardens planted with a variety of trees, shrubs and climbers compliments the house with various terraced seating areas providing different aspects from which to enjoy the garden to its fullest. A stone path leads to the greenhouse and kitchen garden.

Hope Cottage

Accessed via a separate driveway is the adjacent cottage which is currently let out providing a good rental income. Arranged over two floors the cottage comprises a sitting room, kitchen/breakfast room, downstairs shower room plus a separate utility room. On the first floor are two double bedrooms and a separate bathroom. A side gate leads to a pretty rear garden laid partly to lawn and with well established herbaceous borders.
