DESCRIPTION Situated in the pretty Cotswold village of Wyck Rissington, Hope Cottage is a two-bedroom, semi-detached, stone house with a well-established pretty garden to the rear.

Set back from the road Hope Cottage is approached via a driveway with common land to either side. Hard standing provides parking for two cars at the front of the house and steps lead up to a part-glazed entrance porch. The front door opens onto a small hall which leads into the light sitting room with a central stone fire surround and hearth and with a large window looking out to the common land at the front.

A door leads through to the cottage-style kitchen/dining room with painted tongue and groove panelling, painted units, wooden worktops and with a tiled splash back. There is currently a free-standing electric double oven and hob with a fitted extractor hood above and a Belfast sink that sits comfortably beneath the kitchen window. There is space for a dishwasher. A part-glazed door goes into a lobby area with side access to the garden and to the downstairs shower room beyond.

Upstairs there are two good-sized double bedrooms, one with a window looking out to the front and the other looking out to the garden at the rear. Both bedrooms have stunning far reaching views. There is a good size tiled bathroom with white suite on this level.

Outside and adjacent to the house, a stable door provides access to the utility/boiler/boot room where there is a large ceramic belfast sink and ample space for a washing machine and tumble dryer. The delightful rear gardens which can be approached from the house, or through a painted wooden side gate, are laid partly to lawn with mature trees and shrubs and with well-stocked herbaceous borders. A tall beech hedge gives privacy to the garden and at the far end is a large garden shed.

SITUATION Wyck Rissington is a charming small village in the heart of the Cotswolds with houses dating from the 17th Century set around a large village green which is a registered common. An Area of Outstanding Natural Beauty, the village is surrounded by farmland and open countryside on the Windrush Valley. Popular nearby towns such as Bourton-on-the-Water (2.5 miles) and Stow-on-the-Wold (3.5 miles) offer a wide range of amenities such as supermarkets, shops, restaurants and boutiques, doctors, dentists and additional schooling facilities. The larger town centres of Cheltenham, Oxford and Cirencester are all within easy travelling distance, providing a wide range of cultural and sporting facilities. There are main line rail connections at Kingham (7 miles), Charlbury (14.5 miles) and Cheltenham (18 miles).

DIRECTIONS From Burford head north down the High Street, over the bridge. At the roundabout take the first left onto the A424 towards Stow. Continue for about 6 miles, and turn left to Upper Rissington. In half a mile turn right towards Little Rissington/Bourton-on-the-Water and take an immediate right towards Stow-on-the-Wold. Proceed along this road and after a quarter of a mile, turn left towards Wyck Rissington. Proceed through the village for approximately 1.2 miles where you can turn right following a bridleway. Follow the single track round to the right and Hope Cottage will be on your left.

SERVICES Mains electricity, water and drainage are connected. Oil-fired central heating.
