Description
Stunning barn conversion set in highly regarded South Oxfordshire village allowing for easy access to London via the M40 or Didcot Parkway rail station.

DESCRIPTION A truly stunning barn conversion situated in this highly regarded South Oxfordshire village. Over the years the property has undergone significant improvements by the current owners to create a fabulous family home, and one that is ideal for entertaining family and friends. Behind the entrance porch, lies a deceptively spacious interior combining features associated with barn conversions and stylish and contemporary fixtures and fittings. The large dining hall leads into a gorgeous double aspect vaulted sitting room with wood burner and French style doors leading on to a vast terrace. The large kitchen/diner is ideal for those social gatherings, again with French style doors leading on to the terrace. In addition to this at one end of the property, there are two generous double bedrooms (one en-suite) and stylish family shower room. There are also stairs rising to yet another double bedroom. At the other end of the home stairs rise to a mezzanine and a master bedroom with en-suite.
Outside, there is a secluded south-west facing terrace ideal for entertaining along with a mature and well established garden with a wonderful entertaining area complete with 'fire-pit'. There is also a detached garden room ideal for those lazy summer days. To the front there is a double garage with stairs rising to the first floor and parking to the front for two additional cars.

LOCATION Toot Baldon is situated between the A4074 and the B480, 7.5 miles to the south of Oxford City. The village church dates back to the 13th century, but was restored in 1865. Originally the church of England primary school was located in the village, but in 1873 it moved to its present location on the green in Marsh Baldon (1.4 miles). The well known 'Mole Inn' public House is located within a short stroll and slightly further afield is the community owned Seven Stars in Marsh Baldon. Toot Baldon is ideally placed for access to both Oxford railway station (7 miles) and Didcot Parkway (9 miles), both providing direct rail links to London.

DIRECTIONS Leave Oxford via the A4074 towards Wallingford. Proceed along this road to the village of Nuneham Courtenay, and take the left turn at the end of the village sign posted Marsh Baldon. Upon entering the village follow the road around to the left and past the village green. Follow the road through the village and continue into Toot Baldon. Go past the Wilmots on the left and at the Mole Inn Public House turn left at the Penny & Sinclair 'for sale' sign, and left again in to Manor Farm development.
